Real 2026 assessments, official 2026 Township tax rates and utility fees, real pipes and roads. Commercial and industrial land missing from the roll is estimated from zoning. Township services ($1.9K/home/yr: fire, police, recreation & libraries, civic buildings, administration) come from the tax-funded part of the 2026 Operating Budget; replacement costs are estimates. Pipes priced by size, lifespans by material; roads by type. Not included: transit (paid by TransLink). Service costs are shared per home, so shops and industry don't carry any yet.
